Redevelopment of an Existing Industrial Site

The project involved the redevelopment of an existing industrial site located one block from Rhode Island Metro Station in Northeast, DC. Although delivered as two separate buildings – one existing with major renovation (Building A), and one new construction (Building B) – it operates as a single cohesive development. The adjoining structure located at the termination of Channing Place serves to physically connect program areas between the two buildings.

GTM provided complete architecture and interior design services for Building B, the new six-story structure with 139 apartment units. A concrete podium was constructed at the first level with five stories of wood frame above. The building’s exterior skin speaks to its former industrial uses on site by incorporating face brick with stone trim accents, metal panels and large glazed openings. A 60-space parking garage, located at grade level, is provided for residents of both buildings. Residents have access to the project’s many amenities including a bike storage shop with tune-up capabilities, dog spa, conference room, business center, game room, yoga studio, pool, fitness center and communal lounge.

The highly landscaped exterior includes recreational and contemplative courtyard spaces above the podium level, in addition to a dog walking zone located at grade. A linear bio-retention area buffers duplexed residential units along Channing Place, while a series of metal bridge structures bisect this landscaped element leading to private residential entries.

GTM provided overall project management and coordination of the design team throughout each phase of work. This included: MEP, Structural, Civil, Landscape, Geotechnical, Dry UT, Acoustical Design, Furniture and Artwork Vendors.
