Adding Diversity to Transit-Oriented Neighborhood Living

Highland Park II is the second phase of a transit-oriented mixed-use development at Columbia Heights metro.   In order to better serve the neighborhood the owner opted to balance the unit mix of the overall building by adding studio and 1 bedroom apartments  in the 9-story, 140 unit building addition.  A two-story connection links the buildings creating easy access between the two phases.   The 60’ setback from the street allows for an elegantly landscaped courtyard at the secondary residential entry at Phase II.  A larger landscaped courtyard is located between the phases at the rear of the building and features a bocce court and grilling area.  The exterior of the building portrays the same character as the existing art-deco façade of Phase I.  A spacious two story lobby with overlooking lounge opens directly to the courtyard providing additional amenity space for residents.
