Phase I of Downtown Living

The Loree Grand at Union Place is the first phase of a substantial two-phase residential/retail development located in the NOMA District of NE, Washington, DC. The Loree Grand consists of 236,905 square feet of gross floor area with 212 apartment units, grade level retail, a central plaza for public use, and a green roof. The ground floor of the building contains 3,547 sf of amenity space, including a 2,064 sf fitness center and 1,483 sf party room. A 3,699 sf retail area is provided at the corner of Third and K Streets to serve the surrounding neighborhood. The building has a maximum height of 90 feet and 10 stories, stepping down to 60 feet and 7 stories at the Northern end. Two levels of below grade parking provide 173 parking spaces with 39 additional spaces located on an adjacent surface parking lot.

The design features a facade utilizing pre-cast panels and three shades of brick with pre-cast concrete trim work and detailing. The building has a two-three-story base, emulating traditional Washington rowhouse designs, with unit entrances fronting on K Street and 3rd Street and also accessible from the project interior. Balconies are featured on the 4th-10th floors. Interior public spaces include an elegant main lobby with marble floors and custom carpet insets, grand wood archways, stainless steel and marble framed concierge station, custom millwork, and fireplace. Additional amenities include a private fitness center for residents; meeting/party room with custom built-ins, and galley kitchen.
