Highland Park II is the second phase of a mixed-use, transit-oriented development located adjacent to the Columbia Heights Metro station. This addition expands housing options in the neighborhood with a greater mix of studio and one-bedroom apartments, complementing the unit types in Phase I.A two-story connector links both phases, while thoughtful site planning allows for a landscaped courtyard at the Phase II entry, and a larger shared courtyard between buildings, featuring a bocce court and grilling area, to promote community interaction.
The building’s exterior draws from the Art Deco-inspired language of Phase I, with subtle setbacks, vertical piers, and grouped windows that bring order and rhythm to the façade. Horizontal brick banding adds visual hierarchy, while retail at the ground level activates the street and supports a walkable, urban lifestyle. The main setback at the façade was created to provide area for a future building to be constructed and included ‘at risk’ windows to be removed at the time of the next development. This site is now occupied by additional housing.
Highland Park II delivers architectural continuity, functional diversity, and a community-focused design that strengthens the character of this dense, transit-oriented neighborhood.
GTM also navigated the DC entitlement process, achieving approval in 2011 for a Modification to the approved Planned Unit Development (PUD).
