Located steps from the Stadium-Armory Metro, Park Kennedy is the first phase of the 68-acre Hill East waterfront redevelopment. Completed in 2021, the mixed-use building establishes a vibrant gateway to the emerging neighborhood, emphasizing urban connectivity, livable density, and contextual design.
The architecture reflects the character of the surrounding community, with street-facing facades articulated as rowhomes and mansions seamlessly blending into the architectural fabric and conveying a sense of organic neighborhood evolution. A two-story atrium opens to a landscaped courtyard, anchoring the interior and connecting residents to a range of outdoor spaces, including private yards, a bocce court, and a yoga lawn.
Amenities include co-working and conference areas, a game room, and a wellness-focused fitness center with indoor/outdoor cardio space and a dedicated yoga studio. A rooftop lounge and terrace provide sweeping views of the Anacostia River and U.S. Capitol, along with pet-friendly features like a dog run and spa. A ground-level retail plaza invites community interaction, reinforcing Park Kennedy’s role as a welcoming and connected neighborhood hub.
GTM guided the project, which is located in the Hill East District special purpose zone, through the DC Zoning Commission Design Review process. This zoning framework was established to transform the site of the former D.C. General Hospital into a vibrant mixed-use, waterfront community shaped by the Master Plan for Reservation 13 and the Hill East Design Guidelines.
