Gateway to the New Hill East District Waterfront Neighborhood

Located within steps of the Stadium-Armory Metro, GTM’s Park Kennedy project will serve as the gateway to the upcoming 68-acre Hill East district waterfront neighborhood. This newly constructed building, completed in 2021, is the first step toward creating a new, vital neighborhood center around the Metro station at C and 19th Streets.

Park Kennedy is a wood over concrete podium structure ranging from four to seven stories with below-grade parking and a rooftop amenity space. The site features 262 luxury apartment units and over 16,000 sf of retail space with an outdoor seating plaza. Street facades are divided into smaller rowhomes and mansions, to fit within the context of the existing neighborhood and give an appearance of buildings that have developed over time. Interior amenities include a stunning two-story atrium space, unique game room, elegant conference spaces, co-working library, and a high end fitness center with indoor/outdoor cardio room and yoga room. The two-story atrium space opens to the courtyard, which provides a series of recreation spaces, private yards for residents, a bocce court and yoga lawn. A rooftop retreat offers a lounge and exterior landscaped patio with spectacular views to the Anacostia waterfront and US Capitol.  Dog owners living in the building can take advantage of the rooftop dog run and pet spa amenities.

Throughout each phase of work, GTM has provided overall project management and coordination of the design team consultants. GTM provided full architectural services and interior design services have been provided by GTM in collaboration with Cuhpoe Design Studio. The project has LEED Silver certification through the LEED for Homes Mid-rise program.
