Hoping to attract new tenants and effectively compete with comparable office buildings, the ownership of 1750 H Street engaged GTM to renovate the main interior lobby and create new amenity spaces on the building’s 2nd floor. Amenities upon completion would now include an exterior garden terrace, conference center and pre-function lounge, and the new lobby would incorporate a built-in ADA compliant reception desk into the modernized design concept.
While retaining existing elements in the lobby for budgetary constraints, such as wood wall panels and coffered ceilings, GTM provided a new, modern design by skim-coating the wall tile with a white stone-like plaster and selecting porcelain floor tiles resembling terrazzo to complement the original, traditional design elements. Grey accent tile flooring carried from the entry through the elevator lobby visually welcomes you, while a textured wood wall with backlit signage along the back anchors the space. Reception and seating areas were relocated for better use of space, and new lounge furniture, high top table, and large, decorative brass LED pendants revitalize the space.
Fulfilling a major need within the building, a large 50-person training room with an expansive 30-foot telescoping door system was created on the 2nd floor, as well as an additional 30-person conference room capable of splitting into smaller rooms utilizing a bi-fold operable partition. A pre-function space was designed with various multifunctional seating, including high-top tables and chairs, built-in banquette dining and an inviting lounge area. This space also encompasses a large catering area with built-in storage, sink, refrigerator and keg tap.
GTM’s design layout for the new amenity spaces extended an existing terrace to increase the exterior space and create more circulation throughout the various amenity areas. Operable horizontal bi-fold windows replaced a portion of the existing storefront to connect the interior and exterior spaces. The exterior garden terrace also has ample seating, warmed by string lights which add charm to function. ADA restrooms and privacy booths were also incorporated into the design, completing a diverse and flexible array of multifunctional amenities for private events or conferences, as well as daily use.
